 Reservations

Reservations: Email us to make your reservations by letting us know your desired days of stay and the total number in party (specify adults/children).  We book any length of stay, but please be sure to book early for peak season (May - Sept) as we normally book heavily during those times. 

  • 50% of the rental is required for reservations with the balance no later than 30 days before arrival

  • There is a $70 cleaning fee

  • There is an optional  linen and towel fee, if requested

  • Arrival instructions will be sent upon receipt of deposit

  • Check-in is at 4 pm and check out is at by 11 am so the cleaning staff has time to properly prepare and inspect the unit - later check-outs will be charged a double cleaning fee by Bernard's Landing

Cancellations: Refunds will be given for all written cancellations received at least 30 days from scheduled arrival date.  There are no refunds if cancellation is not received within 30 days of scheduled arrival and we are unable to re-rent the unit.  We will allow refunds for cancellations within 30 days of scheduled arrival for each day that we re-rent the condo.

Damage to Property: Our intention is to return all security deposits, so we ask that you take care of all items as you enjoy your stay.  In the event of damage/missing items, tenants will be informed and security deposit funds will be used to replace the items.  We have three children and understand things happen, so if you damage something, please let us know so we can discuss the issue and the best resolution...again, our intention is not to find reasons to hold your money, but to encourage responsible use. 

Security Deposit Return: After departure, a cleaning and inventory check will be done.  If there are no issues, the security deposit will be returned to the address on file.  All checks are mailed on the 15th of each month.  If there are any issues, we will notify the tenant and use the security deposit to correct the situation.  Any remaining funds will be returned with an explanation of what costs were incurred and taken from the security deposit.  Again, please let us know if you damage anything so we can discuss and determine the best solution for both parties.  Damages in excess of security deposit are your responsibility as outlined in the rental contract.

Furnished: Our unit is furnished with full kitchen (dishes, cooking utensils, flatware, coffeemaker, mixer and major appliances), furniture (3 bedrooms and family/dining area), pillows, blankets, bedspreads).  A clothes washer and dryer are also included for your convenience, as well as internet, cable TV/VCR, wood-burning fireplace and a balcony deck with wide lake and mountain views. A 5-bay convenience dock is available for boating, swimming and fishing (there is a 4-pound largemouth bass that frequents this area!).  And a charcoal grill is available in the common area near the entrance to the condo.  Please do not move furniture.

Phones: Phone service is not provided.

Parking: Parking is available in front of the condo and there is no pre-assigned parking.

You Bring: No worries... just sheets, pillow cases, towels, beach towels, food, and any special/ personal items you need.  Linens and towels can be provided for an extra charge.

Smoking: NO smoking is permitted in the rental unit and smoking will result in a double cleaning charge.

Pets: Although we love our pets also, NO pets are allowed on the premises as a courtesy to all our guests. 

Liability: Owner is not liable for any injury.  Guests should take appropriate care for activities engaged.  Swimming and water activities are at your own risk as lifeguard services are not provided - floatation devices are recommended, as appropriate.

Keys: Keys must be picked up as we will not mail keys.  Keys must be returned upon departure or there will be a $25 re-keying charge. Do not leave keys in condo. 

When You Leave: Please put all items away or back in place, clean the refrigerator of all food and wipe out the shelves (leaving "leftovers" for others seems like a nice thing to do, but...would you eat food left by a stranger?).  All dishes/glasses should be washed, dried and put back in the cabinets.  Remove all trash and deposit trash bags in the dumpster provided by Bernard's Landing.  We are not responsible for personal items left in the condo.

Dumpster: Trash pickup is not available, so Bernard's Landing has a dumpster located next to the Bernard's Landing Security office on Route 940.  Be sure to remove all trash from unit or a $10/bag charge will be assessed by Bernard's Landing.

Errors or Unit Unavailable: Every attempt will be made to keep all reservations, however, if condo becomes unavailable for any reason (repairs, etc.) we will notify you immediately and return any funds paid.  Although descriptions and pictures are meant to be representative of rental, descriptions, rates and property amenities are subject to change without notice.  Omissions, additions or errors and changes in property bedding, furnishings, equipment, etc. may occur so please be sure to inquire about any required features. We will attempt to keep all descriptions and information in listing current.
